• Walkability: sidewalks, crossings, nearby amenities, and overall convenience.

2. Financial reality

• Property taxes or rent trends: understand what costs may look like over time.

• Utilities: older homes, poor insulation, or extreme weather can raise monthly costs.
• Resale or flexibility: think about whether the area will still work in a few years.
